Phone: +49 171 8183688Email: Schleicher-schuster@gmx.de
Below, the person making the booking is referred to as the “guest.”
Individual agreements made with the guest in a specific case take precedence over these General Terms and Conditions.
2. Booking and conclusion of contract
Our holiday accommodation is listed on the website to provide information about the accommodation and booking options available.
By submitting a binding booking, the guest makes an offer to enter into a contract for the holiday accommodation booked for the selected period.
The contract is concluded when the booking confirmation is issued, which is usually sent to the guest by email.
The person making the booking must be at least 18 years old and is responsible for ensuring that the information provided when booking is complete and accurate.
The booking confirmation contains the key details of the booking, including the accommodation booked, the travel dates, the number of guests and the total price.
3. Services and use of the holiday accommodation
The holiday accommodation will be made available to the guest for the period and number of people stated in the booking confirmation.
The description of the accommodation booked, the information provided during booking, and the booking confirmation determine the scope of the agreed services.
The accommodation may only be used for private holiday and recreational purposes.
Subletting or otherwise allowing unregistered third parties to use the accommodation is not permitted without the landlord’s prior consent.
Additional overnight guests are permitted only by prior arrangement.
4. Prices
The final price shown during the booking process includes the mandatory costs specified for the booking, in particular the accommodation price, final cleaning, local charges or tourist taxes calculated during the booking process, and any additional services selected by the guest.
The total price payable for the stay will be shown to the guest before the booking is completed.
If you wish to bring a dog, you must let us know before or when booking and agree this with us. Any additional charge for the dog shown during the booking process will be included in the total price.
No security deposit is required.
5. Payment terms
A deposit of 30% of the total price is due when you complete your booking.
The remaining balance of 70% of the total price is due no later than 60 days before the agreed arrival date.
If you book less than 60 days before arrival, the full booking price is due immediately after the booking is completed.
The payment methods available during the booking process will be shown to the guest before the booking is completed. Depending on availability, these may include payment by credit or debit card, Stripe, PayPal or bank transfer.
For bank transfers, payment is considered timely when the amount is credited to the specified account.
If we receive a cancellation at least 60 days before arrival, any outstanding balance will no longer be due.
If the guest fails to meet a payment obligation when due despite being requested to do so and being given a reasonable deadline, the landlord may exercise the rights provided by law.
6. Cancellation by the Guest
Cancellations must be made in text form, for example by email.
Cancellation fees are calculated based on when the cancellation is received by the landlord.
The following cancellation terms apply:
Up to and including 60 days before arrival
A deposit of 30% of the total price was paid at the time of booking.
For cancellations up to and including 60 days before arrival, 50% of the deposit will be refunded.

Any outstanding balance will no longer be due.
59 to 30 days before arrival
If you cancel between 59 and 30 days before arrival, 50% of the total price will be refunded.
50% of the total price will be retained as cancellation fees.

75% of the total price will be retained as cancellation fees.

If you cancel from 13 days before arrival up to the agreed check-in time on the day of arrival, 15% of the total price will be refunded.
85% of the total price will be retained as a cancellation fee.
Failure to arrive or cancellation after the start of the stay
No refund will be issued in the event of a no-show or cancellation after the booked stay has begun.
Guests expressly retain the right to show that the cancellation caused no loss at all, or a substantially smaller loss than the cancellation fees retained under the provisions above.
If the holiday accommodation can be re-let, in whole or in part, for the cancelled period, the income generated will be taken into account when calculating the actual loss incurred.
Payments already made will be offset against the applicable cancellation fees. Any resulting refund will be paid back to the guest.
We recommend taking out travel cancellation insurance.
7. Arrival and Departure
The holiday accommodation is generally available from 4:00 pm on the day of arrival.
The accommodation must be vacated by 10:00 am on the day of departure.
The guest will receive information about arrival, key collection or access to the accommodation in good time before the stay begins.
Different arrival or departure times are only possible by prior arrangement.
8. Occupancy
The holiday accommodation may only be used by the number of people specified at the time of booking.
Changes to the number of guests must be communicated to the landlord before arrival and require approval if they exceed the permitted occupancy for the accommodation or change the booking price or local taxes.
If applicable law requires information about overnight guests, guests must provide the necessary information in full and accurately.
9. Dogs
Dogs are welcome in our holiday accommodation only by prior arrangement.
You must declare when booking if you intend to bring a dog.
The guest is responsible for ensuring that any pet they bring does not cause unreasonable disturbance to the accommodation, property, neighbours or other people.
The statutory provisions apply to damage culpably caused by a pet brought onto the premises.
10. Taking Care of the Accommodation
We ask our guests to treat the holiday accommodation, garden, inventory and provided equipment with care.
Please let us know as soon as possible about any damage or defects that occur or are discovered during your stay so that we can take care of them.
The statutory liability provisions apply to damage caused by the guest through negligence or intent.
Guests are not liable for ordinary wear and tear or for damage for which they are not responsible.
11. Issues During Your Stay
If any defect or significant issue arises during your stay, please inform us as soon as possible.
This gives us the opportunity to inspect the issue within a reasonable period and, where possible, remedy it.
The guest’s statutory rights in the event of defects remain unaffected.
12. Access to the Holiday Accommodation
As a rule, we respect our guests’ privacy during their booked stay.
If access to the accommodation is required for necessary repairs, maintenance, or to prevent damage, this will be arranged with the guest in advance wherever possible.
In an emergency, for example a burst water pipe, fire or similar urgent situation, the accommodation may be entered without prior consultation if necessary to prevent damage.
Service staff visit at regular intervals to maintain the garden and, where applicable, the pool. Guests can be informed of these working hours on request
13. Smoking
Our holiday accommodation is non-smoking.
Smoking indoors is not permitted.
Smoking is permitted outdoors. Cigarettes and other smoking materials must be fully extinguished and disposed of properly.
14. Consideration for Others, Quiet Hours and Events
Our holiday accommodation is located in a setting where other people also live and spend their holidays.
We therefore ask you to be considerate, particularly in the evening and at night, and to avoid unnecessary noise and loud music.
Parties and events are not permitted in the holiday accommodation or on the property.
You are welcome to spend an evening together on the terrace or in the garden, provided you are considerate of the neighbours.
15. Pool and Supervision
If the booked holiday accommodation has a pool, it is used without supervision by the landlord.
Children may use the pool or be in the pool area only under the appropriate supervision of a responsible adult.
Parents and other persons responsible for supervision remain responsible for fulfilling their supervisory duties.
The landlord’s statutory duties to ensure the safety of the premises and other obligations remain unaffected.
16. Barbecue and Fire Safety
If a barbecue is provided at the accommodation, it may only be used in the designated outdoor area.
Take extra care when handling fire and embers, especially in dry conditions and when the risk of fire is high.
Local and government restrictions or bans on the use of open fires or barbecues must be strictly observed. If such a ban applies, the barbecue must not be used.
17. Waste Disposal and Departure
Please observe the local rules for waste separation and disposal.
If a special waste collection schedule applies to the accommodation, it must be followed. The relevant information is provided in the accommodation or in the guest information folder.
Before departure, dispose of any waste generated during your stay in accordance with local requirements.
Used dishes must be washed and put back in their place. Please ensure the dishwasher is completely emptied before departure.
The agreed final cleaning is included in the booking price. The above obligations do not replace professional final cleaning.
18. Serious Breaches of Contract
In the event of serious or repeated breaches of essential contractual obligations or the agreed rules of use, the landlord may exercise their statutory rights if a request to remedy the breach has been unsuccessful.
No prior warning is required if the seriousness of the breach makes it unreasonable to continue the contractual relationship, particularly if people or property are at specific risk.
Any further rights are governed by applicable law.
19. Failure to Provide the Accommodation
If the booked holiday accommodation cannot be made available as agreed for a reason attributable to the landlord, any amounts already paid for the service not provided will be refunded.
If suitable alternative accommodation can be offered, guests are free to accept it.
In all other respects, the rights of both contracting parties in the event of impossibility of performance, force majeure or other exceptional events are governed by the applicable statutory provisions.
20. Liability
The landlord is liable in accordance with statutory provisions.
Liability for damage resulting from injury to life, limb or health, or from intentional or grossly negligent conduct, is not excluded or limited.
The statutory liability provisions apply to guests' personal belongings.
21. No statutory right of withdrawal
When you book holiday accommodation, the accommodation service is agreed for a specific period.
As a general rule, there is no statutory 14-day right of withdrawal for such contracts under § 312g(2) no. 9 BGB.
A booking therefore cannot simply be cancelled within 14 days.
The option to cancel a booking is subject to the cancellation terms set out in these Terms and Conditions and any mandatory statutory provisions.
22. Data protection
Personal data is processed in connection with inquiries, bookings, payments, and stays in accordance with applicable data protection regulations.
Further information can be found in the Privacy Policy published on our website.
23. Applicable law and jurisdiction
The contract is governed by the law applicable in each case under the statutory provisions.
Mandatory consumer protection provisions, as well as mandatory rules that apply due to the location of the booked holiday accommodation or the guest’s habitual residence, remain unaffected.
The statutory provisions determine the place of jurisdiction.
24. Final Provisions
If any provision of these Terms and Conditions is or becomes invalid, in whole or in part, this will generally not affect the validity of the remaining provisions.
The relevant statutory provisions shall replace any invalid provision.
