Payment Terms

A deposit of 30% of the total price is due when you complete your booking.

The remaining balance of 70% of the total price is due no later than 60 days before the agreed arrival date.

If you book less than 60 days before arrival, the full booking price is due immediately after the booking is completed.

If we receive your cancellation at least 60 days before arrival, the outstanding balance will no longer be due.

Cancellation by the Guest

Cancellations must be submitted in text form, for example by email. The refund amount is calculated based on when we receive the cancellation.

The following cancellation terms apply:

Up to and including 60 days before arrival: 50% of the deposit paid at the time of booking will be refunded. Since the deposit is 30% of the total price, the refund equals 15% of the total price. The remaining 15% of the total price will be retained as a cancellation fee. Any outstanding balance will no longer be due.

59 to 30 days before arrival: 50% of the total price will be refunded. 50% of the total price will be retained as a cancellation fee.

29 to 14 days before arrival: 25% of the total price will be refunded. 75% of the total price will be retained as a cancellation fee.

From 13 days before arrival until the day of arrival: 15% of the total price will be refunded. 85% of the total price will be retained as cancellation fees.

For failure to arrive or cancellations after the booked stay has begun: No refund will be given.

Guests are expressly entitled to prove that the cancellation caused us no loss or a substantially lower loss than the cancellation fees withheld under the provisions above.

If the accommodation can be rented to someone else for the cancelled period, the resulting income will be taken into account when calculating the actual loss incurred.

We recommend taking out travel cancellation insurance.

House Rules

We want you to feel just as at home in our house as we do and to enjoy every moment of your stay. At the same time, we ask you to take good care of the house, garden and furnishings.

Check-in & Check-out

Check-in is available from 4:00 pm. On the day of departure, please leave the house by 11:00 am at the latest.

Waste Disposal in Mallorca

A special rubbish collection schedule applies locally, and you must follow it. You’ll find the current schedule clearly displayed in the kitchen and in our guest information folder. It explains what rubbish can be disposed of, when and how. Please follow these instructions during your stay.

Waste disposal in the Netherlands

In the Netherlands, waste is sorted for disposal. Large bins are available and clearly labeled.

Non-smoking house

Smoking is not permitted inside our property. Smoking is allowed outdoors. Please make sure to extinguish cigarette ends completely and dispose of them properly.

Pools & Children in Mallorca

The pool is unsupervised. Children may only be in or around the pool under adult supervision. Use of the pool is at your own risk.

Dogs

Dogs are very welcome at our property by prior arrangement. Please let us know when booking if you would like to bring your dog. You must clean up after your dog.

Consideration & Quiet Hours

Our home is in a residential neighborhood. Please be considerate of our neighbors, especially in the evening and at night, and avoid loud music and unnecessary noise after 10 p.m.

Parties & Events

Parties and events are not permitted in the house or on the property. Of course, you’re welcome to enjoy a lovely evening on the terrace and stay up a little later. We simply ask that you be considerate of others.

Number of guests

The house may only be used by the number of people specified at the time of booking. Additional overnight guests are permitted only by prior arrangement.

House & amenities

Please treat our home and its furnishings as you would want your own home to be treated. If anything gets damaged during your stay, please let us know so we can take care of it.

Barbecue

A charcoal barbecue is available for evenings together. Please use it outdoors only and take extra care when handling fire and embers, especially during the dry summer months.

Electric Mobility

You may charge your e-bikes at our property. Under no circumstances may an electric vehicle be connected to the house’s power supply. The electrical wiring is not designed for this, and the tenant will be held fully liable for any resulting damage.

Liability

The landlord is not liable for the loss, theft or robbery of valuables.

Before Departure

Please make sure that all rubbish is disposed of according to the waste collection schedule before you leave. All used dishes must be washed and put back in their place. Please also leave the dishwasher completely emptied.
